Any promise to lease must be accompanied by proof of tenant insurance (civil liability) before taking possession of the unit, with coverage up to $2 million. No AirBnB-type rentals, businesses, or public or private daycare services are permitted in the building. No subletting or unlisted occupants are allowed. To add a tenant to the lease, a new credit check is required, a new lease must be signed and approved by the landlord. Any request to do so must be submitted in writing. Proof of employment and a credit check are required before any promise to lease is accepted. Cannabis or any other drugs are prohibited inside, outside, and in the common areas of the building, as stated in the lease. Smoking or vaping is prohibited inside or outside, in both private and common areas. No animals are permitted inside, outside, or in the common areas of the building unless written authorization from the landlord is obtained. Any type of painting or modification must be authorized by the landlord. No security deposit is accepted; however, the first month's rent will be required upon signing the lease, before the occupancy date. Included items are not covered by any legal warranty. In the event of repairs, they will be the tenant's responsibility.
