Addenda
Any rental agreement must be accompanied by proof of tenant liability insurance before taking possession of the unit. Airbnb-style rentals, commercial activities, and public or private daycare services will not be tolerated or permitted. Subletting is prohibited. No tenant may occupy the premises unless their name appears on the lease. To add a tenant, a new credit check must be completed, and a new lease must be signed and approved by the landlord. All requests must be made in writing. A satisfactory credit check will be conducted at the landlord's expense. Proof of employment and a credit check are required upon acceptance of any rental agreement. Pets are not allowed inside the unit, outside, or in the common areas of the building, unless written permission is granted by the landlord. It is strictly forbidden to smoke, vape, or consume cannabis or any other drugs, inside the unit, outside, or in the building's common areas. Any painting must be authorized by the landlord in advance. The tenant is responsible for complying with all building regulations and paying any moving-related fees as required by the condominium board. The tenant must read, accept, and sign the building regulations before moving in. At the end of the lease, the unit must be returned in the same condition as at the start of the rental, including all included items and the condition of the floors. Tenants will be responsible for any penalties incurred due to non-compliance with the building rules or the condominium declaration. Tenants will also be responsible for the cost of replacing lost keys or electronic fobs. |
