Any offer to lease must be accompanied by proof of the tenant's liability insurance before taking possession of the unit. Airbnb-style rentals are strictly prohibited, as are any commercial activities, including daycare services, whether public or private. Subletting is not permitted. No tenant may occupy the premises unless they are listed on the lease. To add a tenant to the lease, a new credit check must be completed, a new lease must be signed, and the owner's approval is required. All such requests must be submitted in writing. Proof of employment and financial solvency is required prior to the acceptance of any rental offer. Cannabis and any other drugs are prohibited inside, outside, and in the common areas of the building. Smoking or vaping is prohibited both indoors and outdoors, including in private and common areas. Dogs are not permitted inside, outside, or in the common areas of the building unless written authorization is provided by the landlord. The landlord will allow one cat inside the private portion. Any type of painting must be authorized by the landlord. The tenant is responsible for complying with all rules and covering any fees related to moving in and out, as required by the condo syndicate. The lessee must read, accept and sign the building rules before moving into the building. At the end of the lease term, the unit must be returned in the same condition as it was at the time of rental. This includes all items included with the unit, as well as the condition of the flooring. Tenants will be responsible for paying any penalties resulting from their failure to comply with the building rules and the declaration of co-ownership.
